Welcome to The College Manor
Community Website!

If you are a guest or a visitor, please know that you are always welcome in our community!. If you are new to the Broadneck Peninsula and are looking for a new home welcome. College Manor has always had a close sense of community, where most people know each other and have a very sharing spirit.

Dear Neighbors,

College Manor continues to be a great place to live. Thanks to the efforts of our Party Committee, Landscape Committee, Welcome and Yard Sale coordinators, and numerous residents who volunteered their time and energy, we enjoyed two great Community block parties, two successful and popular Community yard sales, kept the playground in great shape, added some very attractive plantings and delighted our younger residents with memorable holiday celebrations. To everyone who planned, contributed and participated, thank you. These things wouldn’t have happened without you. Community involvement like this is essential to forging the neighborly friendships that make College Manor one of the best communities around.

Over the past year, we took actions that will ensure a solid foundation from which our Community can address immediate and future needs, and equitably benefit all residents. As discussed at the June and November Community Association meetings, these actions included:

Addressing the backlog of unpaid HOA assessments. Effective with the 2012 assessment, a $15 late fee will be added to annual assessments not paid within 60 days of the invoice date. The $15 fee will also be applied HOA fees that are unpaid from prior years. This action was taken in response to membership concerns about assessments that have gone unpaid for several years, and the equitable sharing of both the costs and benefits of maintaining College Manor. It is your board’s desire that this late fee will be an incentive for all members to pay there current and past year’s assessments in a timely manner, and avoid the need to refer the account to collection. If you have any question about the status of your HOA fee, please contact our Treasurer, Ann Frost at treasurer@collegemanorbannor.com.

Expanding HOA Board membership. This year we welcomed Frank Curran, Heidi Foley, Roy McClean and Nancy Tye as at-large members of the College Manor Community Association Board. This expansion gives wider Community representation, sustains initiative and continuity as members rotate off the board, and most importantly, adds the horsepower needed to identify and address community needs and build greater resident involvement. We also reshuffled Board officers to better balance individual time demands. We think the Community is well represented with our mix of continuing and new board members as we head into the New Year.

Adjusting the HOA assessment for inflation. In the years since the annual HOA assessment was raised to $60, inflation has continued to creep upward, eroding our buying power. To keep pace and begin addressing unmet common area maintenance needs, we approved a $6 annual increase as permitted by the Community Association by-laws. The 2012 assessment will be $66, or $5.50 per month per house. We believe that this amount remains quite reasonable.

With the start of 2012, we will be kicking off an initiative to revitalize and rejuvenate the high level of neighborly interaction and involvement in social and community events that have always been a hallmark of College Manor. With your help, your suggestions and your involvement, and our engaged and invigorated board, we think 2012 can be College Manor’s greatest year yet.

We look forward to a prosperous and exciting 2012!

Sincerely,

Your Community Association Board
