If you are a guest or a visitor, please know that you are always welcome in our community!. If you are new to the Broadneck Peninsula and are looking for a new home welcome. College Manor has always had a close sense of community, where most people know each other and have a very sharing spirit.

To Our Friends And Neighbors :


The simple goals of the new boards will be Safety, Sustainability, Communication and Socialization. Safety: There are still issues that need to be continually addressed, such as the safety of the sidewalks,the trees, maintaining the trails and keeping the park safe. There are also new issues that need to be reviewed including the water stream that is a safety hazard in the winter on College Manor Drive. Please bring safety issues that you as residents see to our attention.

Sustainability: The board will work hard on proposing revisions of the bylaws to address sustainability in the community, such as rain catchment basins and other sustainable ideas that create a visual impact on our community. We will continue to review all modifications to properties to ensure they meet the requirements set forth to create a positive community image. These requirements define College Manor as a holistic and unified neighborhood as opposed to the “mish mash” of homes in some other communities. We should be proud of our image and continue to propagate it.

We will also propose revisions to the bylaws to allow for “green”products in the neighborhood. We will continue the previous Board’s commitment with the help of the entire neighborhood to preserve our trees and replace those that have been removed with a less root-invasive type. The tree lined streets are the hallmark of our community.


Communication: The volunteers and sub-committees that support the board are as important as ever,the landscaping committee, the social committee, the coordinator of the yard sale, the coordinator of the directory, the coordinator of the children’s gatherings, the coordinator of the College Manor Banner and the coordinator of our website. The new board will be improving communication within the community. This will be a three-step approach to general communications, newsletter, web postings and email. This will allow us to reach all the residents in whatever communication form they are used to. In order to further communication efforts the new board will be asking for volunteer “cul-de-sac captains”. These persons will be the general point of contact for each section of the neighborhood. We already have volunteers for some the “cul-de-sacs” but will be looking for more.

Socialization: There are 140 homes in our neighborhood and so many wonderful neighbors. We need to continue our community gatherings to solidify our relationships between the board and all of us that make up the College Manor community.

We are looking forward to listening and working with everyone to make our community better.
